Project Description

Bahrain's investor residency program is mainly divided into three types to suit applicants with different needs:

1. Standard Investor Visa (most common)
• Nature: A residence permit that is renewable for 2 years.
• Core logic: The applicant "guarantees" himself by registering a company in Bahrain as a shareholder or director.
• Suitable for: Small and medium-sized entrepreneurs, freelancers, and investors who intend to actually operate a business in Bahrain.
Key advantages: Extremely low entry requirements, legal right to work (limited to one's own company), and the ability to sponsor family members.
2. Golden Visa (Long-term premium residency)
• Nature: Long-term residence permit for 5 or 10 years, belonging to the highest level of investor residence program.
• Core logic: Based on high investment, specific property purchase, or special talent.
• Target audience: High-net-worth individuals, large real estate investors, and high-level talents.
Key advantages: Long-term stability (no renewal required for 10 years), no mandatory business operation requirements (for real estate investment), and unlimited entry and exit.
3. Residence Permit for Real Estate Investors
• Nature: Residency rights are tied to property ownership.
• Core logic: Purchase eligible properties in designated areas of Bahrain.
• Suitable for investors seeking stable residency but not wanting to run a company.
Key advantages: No company formation is required, and the procedures are relatively simple (but note that this residency usually does not grant the right to work for others).

Eligibility & Requirements

Application requirements

Applicants must meet the corresponding conditions based on the selected route:

Option 1: Standard Investor Visa (2-year term)

Specific details for each category are required.
The company requires applicants to be registered in Bahrain (such as SPC single-shareholder company or WLL LLC) and listed as shareholders or directors in the Business Registry (CR).
There is no mandatory minimum investment requirement. Registering an SPC typically requires only 50 dinars (approximately US$132) in nominal capital. Proof of company activity is required.
You need to prove that you have a stable income of no less than 500 dinars per month (about US$1,326).
Basic documents: valid passport (valid for more than 6 months), certificate of good conduct, medical insurance, lease agreement and electricity bill (or property ownership certificate), personal and company bank statements for the past 3 months.

Option 2: Golden Visa (5/10 years)

This path has a high barrier to entry, and according to the latest adjustments (2026), it is mainly divided into the following channels:

Real estate investment requires the purchase of properties valued at no less than 130,000 dinars (approximately US$345,000) (previously 200,000 dinars, now reduced by 35%).
Highly paid professionals must have lived in Bahrain for at least 5 years and have a monthly salary (excluding allowances) of at least 2,000 dinars (approximately US$5,300).
Retirees who have served for 15 years are entitled to a pension of no less than 2,000 dinars per month; or foreign retirees are entitled to a pension of no less than 4,000 dinars per month.
The specific requirements for outstanding talents/large investors are assessed by relevant departments, which usually value significant contributions to the economy or job creation.

Pathway 3: Real Estate Investor Residency

• Eligibility: Purchase property in a freehold area designated by the Bahrain government (such as Amwaj Islands, Bahrain Bay, Riffa Views, Juffair, Diyar Al Muharraq, etc.).
• Value Threshold: The currently valid threshold must be confirmed. Although the property threshold for the Golden Visa has been reduced to 130,000 dinars, the entry threshold for ordinary property residency may be different. It is recommended to consult the Real Estate Regulatory Authority of Bahrain (RERA) or the National Property Regulatory Authority (NPRA) directly for confirmation.

1. Startups or small and medium-sized business owners: Standard visas will be given priority.
• Reason: No huge amount of capital is required; as long as the company is genuinely operating, renewals are usually smooth. This is the lowest-cost way to enter the Bahrain market.
• Note: This visa requires the company to remain operational. If the business ceases to operate, the residency status will be affected.
2. Passive investors/retirees: Golden Visa (real estate pathway) is the preferred option.
Reason: The current property threshold has dropped to 130,000 dinars (approximately US$345,000), which is in the middle range in terms of cost-effectiveness among Gulf countries (higher than Dubai's US$136,000, but lower than Oman's US$520,000).
Advantages: Holding a Golden Visa with a 10-year validity period does not require frequent renewals and there are no mandatory work restrictions.
3. Pay close attention to the timeliness of policies.
• New Golden Visa Policy: The threshold for real estate investment was just lowered in February 2026.
• Legislative Updates: A member of parliament has proposed granting a 5-year residency permit to those who invest 500,000 dinars, which may lead to further easing of the policy. We should pay attention to the subsequent implementation.
4. Principles for Preparing Application Materials
• Proof of funds: Regardless of the type of visa, clear and regular bank statements (usually 3-6 months) are key.
• Health insurance: It is mandatory to purchase valid health insurance in Bahrain.
• Certificate of no criminal record: A "certificate of good conduct" is required.



Bahrain Investor Residency Application Process

Regardless of the investment path, the core process is completed through the Nationality, Passport and Residence Authority (NPRA) of the Ministry of the Interior of Bahrain.

1. Preliminary Preparations (for Business Paths)
First, complete company registration and obtain a Business Registration Certificate (CR). This is a prerequisite for applying for an investor visa.
Note: If it is a property path, skip this step and proceed directly to property purchase and title deed.
2. Inland procedures (must be in Bahrain or have a valid visa for entry)
• Medical examination: Go to an NPRA-approved medical center for a medical examination, and the results will be automatically uploaded to the system.
• Insurance: Purchase basic medical insurance that covers the duration of your residency permit.
• Registering biometric information: This usually requires going to the NPRA service hall to register your fingerprints.
3. Submit the application
• Channel: Submit your “Self-sponsorship Residence Permit” application through the NPRA official website (bahrain.bh) or the Sijilat portal.

• Issuance fee: Approximately 200 dinars for 2 years, and approximately 600 dinars for 10 years.
Including medical examinations, insurance, and other miscellaneous fees, the total cost of obtaining residency for the first time is usually between 200 and 500 dinars (depending on the insurance level).
4. Review and Issuance
• Processing time: Officially stated as 40 working days. In practice, standard investor visas are typically completed within 1-3 weeks.
• Approval: Obtain a CPR card (Central Population Registration Card), which is your legal identification document in Bahrain.
5. Family sponsorship (optional)
• Once the principal applicant's application is approved, they can apply for dependent residency for their spouse and children through the NPRA system. They will need to provide notarized and authenticated marriage certificates, children's birth certificates, and pay the corresponding fees.
